TEMPLE TERRACE - The city council has approved the site plan for 120 affordable housing apartments along Davis Road.
Autumn Place, a five-building complex on a 9.3-acre site on the west side of Davis Road and 150 feet north of Navajo Avenue, is a project of the Richman Group of Florida. It's an affiliate of the Richman Group, a national firm that develops housing for special needs populations, as well as luxury living.
The monthly rental rates will be $740 for two-bedroom apartments and $830 to $840 for three-bedroom units, according to Richman Group associate Shannon Lee.
To qualify, applicants' annual incomes must not exceed 60 percent of the county's median household income level, which was $46,766 in 2006, according to the U.S. Census Bureau. Potential residents also must submit to financial and criminal background checks.
Lee said the project is specifically designed for families. A playground, a clubhouse containing a children's playroom and computer lab and a pool will be among its amenities.
Cardiopulmonary resuscitation and free home ownership classes also will be offered to residents.
"We certainly are happy to be in Temple Terrace," Lee said in a telephone interview from her West Palm Beach office. "The city staff has been great to work with."
Property owners also plan to install a bus stop bordering the site and will give away a limited number of Hillsborough Area Regional Transportation passes to apartment dwellers.
"We're still working on permitting and other requirements, but we hope to break ground by the end of the first quarter next year," said Lee, noting that the units should be available for occupancy by spring 2009.
Richman Group of Florida's affordable housing properties are financed through the Florida Housing Finance Corp., established by the state Legislature to assist low-income residents in obtaining safe, decent housing.
Similar area Richman housing developments include Lake Kathy Apartments and Claymore Crossings in Brandon and Meridian Point and Brandywine Apartments in Tampa.
